Waiting for an offer

Having a realtor really lowered the stress level, I was way more calm, I had more time with my family on open house days and showings, it got us out of the house more and outside to enjoy the fresh air or to do something different and it gave us an opportunity to see our family who were close by for now.

An offer didn't come the day of Open House but there were people who came back to see it a second time the following week. We waited for that offer, and it was hard. A lot of complaints were about our next door neighbor's boats, the layout of the home, the fact that there was only one bathroom and it was on the other side of the home, and the smell in the basement.
It seemed to take forever to find a buyer but I had faith it would happen. We didn't go through 2 years of decluttering, putting half of what we owned in storage, making repairs, etc to just not sell!

Third week of selling, our realtor had set up 3 days in a row of showings. He told us that there was an interested party coming in that had liked it the first time and wanted to see it once more and he had a family who was already pre-approved for the exact loan that our realtor was offering for the purchase of our home. The nice thing was that all necessary repairs would be taken care of from in the family, because they had contractors aplenty in their family. We were really hoping this couple was the one to get the home and if not them then at least the second timer. We figured we were going to get an offer that week.

A couple of days went by, we hadn't heard from anyone about an offer, I had been praying about it, I had my sister and mom praying about it too, we are all waiting for an offer to come in, and it was so hard to wait too. I am not someone who likes to sit around and be patient for things like this, I am a doer, so this was a discipline test for me, for sure. Then in the same week we got a call from our realtor with an offer for the asking price $260K, we were floored! The only stipulation was they wanted us to pay for $7000 in closing costs, ugh. I was reluctant to accept, we were trying to leave the sale with as much pocket money as possible and it seemed we were going to walk away from the sale with very little for our next house (when we found it).

I had gotten my in-laws to watch our kids for the weekend while I went up to look for houses/apartments with my partner. Apartments were more important but there was this one house that was on the market that I was just aching to see and I wanted to see what the area had to offer before we moved there. Which One, Which One

Big decisions to make, now we had two apartment applications and the decision was in my hands. My partner made it clear we just had pick one real soon cause moving day was upon us. He liked them both for one reason or another. The one that was $1200 wanted an answer quickly, they had another couple who wanted the apartment and said we had to make a decision fast. So, a lot of pressure was added. I didn't want to live in the abutting state or be in the city but if someone else was interested in the apartment that was $1200, I didn't see the reason why we should be pushed into the apartment just because it was in our desired town, it was the wrong fit for our family and the main road with our small child was not ideal. Pictures are deceiving

Later that day we saw the house, in the same town I was exploring, and unfortunately pictures are deceiving. The house had a lot of character but the land layout was not what I had in mind. The house was off a main road although the road it abutted was quiet and serene. The house seemed like the perfect home for us, mudroom, first floor laundry, beautiful original woods, beams, giant living room with stone fireplace, possible in-law suite or apartment, 2 bathrooms (both downstairs and next to each other), and 4 bedrooms. However, there was a serious issue with the chimney, peeling paint, roof had to be redone and the apartment needed to be finished. The yard layout was lengthy behind the home but not really a great garden space. The updates that had been done to it were unfinished and done shoddily. My heart sunk.
