Open House day

We made our repairs in 3 days and we were weary about how many people would show for our open house. The first open house we did ourselves when we sold it ourselves there weren't many people, and here we were taking an older home that had been on the market before and putting it back on the market after 3 months of being off the market. We weren't really sure what to expect. I prayed to God about my anxiety and prayed we would have a good open house day and we'd complete the cleaning in time.

Our realtor told us that many people were asking to see the property before the open house but he didn't want to have them look at it before the house's debut on open house day, so he held back the interest and asked them to come the day of the open house. We were surprised at the amount of responses, but we were selling mid-February so not much on the market around that time.

Open house day came and we were quickly cleaning the home to make it spotless, we were down to the wire for cleaning it, the whole family pitched in to complete it (even my 3 year old), we left about 10 minutes before, thinking we were in the clear for the open house before it began, but we noticed as we stepped out of our deck door there were already cars parked along the street waiting to get into the property. Then as we pulled out of our driveway, we couldn't believe our eyes, there were over 20 cars parked up and down the road waiting to see our house!!! We had never seen so many before.  I felt so over the moon about the amount of response we got to this event, it was so amazing, I had butterflies as we drove away. My neighbor texted me and asked me if there was a party going on somewhere, then she realized it was our open house, so funny.

Open house was a good day, not only because of the amount of people that showed but it gave us family time to spend together. We did a few errands and then went to visit family about 45 minutes away, while all of this was going on. My neighbor gave me insight as to how many visitors kept on coming, while we were visiting several towns away.

After the open house was all over we got a text from our realtor telling us that his helper (who did the open house) had their hands full with so many people walking through the door to see the home. It was constant all day. We thought we'd have an offer by the end of the day or at least by the end of the weekend. Our realtor assured that his team would be making phone calls and following up with the people who saw the home that day, so he could get feedback and hopefully an offer.

Which One, Which One

Big decisions to make, now we had two apartment applications and the decision was in my hands. My partner made it clear we just had pick one real soon cause moving day was upon us. He liked them both for one reason or another. The one that was $1200 wanted an answer quickly, they had another couple who wanted the apartment and said we had to make a decision fast. So, a lot of pressure was added. I didn't want to live in the abutting state or be in the city but if someone else was interested in the apartment that was $1200, I didn't see the reason why we should be pushed into the apartment just because it was in our desired town, it was the wrong fit for our family and the main road with our small child was not ideal. So we chose the $905/month apartment in the city, across from the bus garage. Pictures are deceiving

Later that day we saw the house, in the same town I was exploring, and unfortunately pictures are deceiving. The house had a lot of character but the land layout was not what I had in mind. The house was off a main road although the road it abutted was quiet and serene. The house seemed like the perfect home for us, mudroom, first floor laundry, beautiful original woods, beams, giant living room with stone fireplace, possible in-law suite or apartment, 2 bathrooms (both downstairs and next to each other), and 4 bedrooms. However, there was a serious issue with the chimney, peeling paint, roof had to be redone and the apartment needed to be finished. The yard layout was lengthy behind the home but not really a great garden space. The updates that had been done to it were unfinished and done shoddily. My heart sunk.
