We had to take some time to think about it, but it really only took a small discussion and looking over some documents including a personal letter from the buyer. The letter showed a picture of their two children in nice outfits sitting on our stairs with smiles on their faces. The letter explained how the buyer and her children felt while in our home. The buyer went on to tell us how her kids were so happy to play with our kid's toys and our kid's playground, and discover all the rooms the house had.
It was a "melt your heart" kind of letter, so naturally the now $7000 in closing costs they were asking weren't such a burden anymore, and I wanted to give them the costs. I knew they were coming into a property in a pretty high priced state and needed the assistance more than we did. We were climbing out of the debt and getting back on our feet. We also knew we were moving to a place that had lower priced homes and we'd still be okay after the sale of our home, even after costs were taken out. So, we accepted the offer!
